Just another idea, why not put a string such as "This song (mime-type)
is not supported for tag editing" in song properties window? It
clearly indicates that rhythmbox is unable to edit that file.
Disabled entry feature may come later.
IIRC rhythmbox won't allow to edit read-only files. In this case (and
others that need user intervention), the above message should not be
displayed (perhaps only disable entries).

Show a warning to user in the window, noticing that there are
uneditable files :)

Treeview's inline edit is even nicer. Although we may need a way to
enable/disable edit mode to prevent acidentally edit songs.
