For a while, we were having problem where we'd show up for an install on
a commercial building, and THEN a request would be made for a COI and we
couldn't do the install until we got the building owner as the
additional insured. This would happen because the tenant would call the
building owner for the key for the roof hatch or somesuch on the day of
the install. We have made it standard practice now that whenever we do
an install on a commercial building, we get all the COI information
before hand so that it's all set when the install is scheduled.
However, now the last several that we've done, It's been like pulling
teeth to get the additional insured information, even at large property
management firms. It's like they've never even heard of a COI or
Additional insured before. Do they call it something different now?
How do you handle the COI, only provide it when requested, Charge for
failed install time, or require direct contact with the landlord before
install?
