There is something that could, in conjunction with the redevlopment
plan, that could bring nationals here and truly give AP a diverse tax
base. I am talking about the NJ Music HOF. They are looking for a home
in AP. Clearly, it should be on or near the waterfront. If done right
it will be a major attraction. I see many parallels between AP and
Times Sq before the latter was redeveloped. Both places were at one
time the epicenters of their respective areas and both fell to the
absolute bottom. The NJMHOF coming to AP is as critical as Disney
making a committment to TS. No one else wanted to, but afterwards,
well, you see what happened. A NJMHOF on the waterfront has the
potential to be able to support a broader mix of uses and diversify
our ratable base. If it comes to pass, it would make the waterfront
land even more valuable than it already it, and I suspect, we'll have
to tweak the zoning to permit more commercial uses in the area. We
should all give our support to this project.
