Oh, come on, Paul.  You and I know that any land with PP in the London area 
is going to give any developer a nice fat bonus, with or without waterside. 
Not forgetting that a marina takes up a fair space, which could accommodate 
mucho hosing at a far greater profit.  Come a lot farther North and then 
you'll find more new marinas.
Mind you, I think that the previous owner where I am now has definitely 
scored over BW when he sold it to them (assuming the rumours of the 
settlement are true) - pontoons that all need replacing for H&S reasons, a 
dry dock that is only 60ft, and in serious need of a complete re-wire (so is 
not in use), toilets and showers that need re-building/re-wiring.
