The place was listed originally for $415K, which was a bit overpriced,
but they bought a place and needed to move, so bumped it down and down
and we got it for $370K (we offered below what they listed and they took
it).

There seems to be very little rhyme or reason to some of the listing
prices around here, too. Our house is in a really quiet and good
neighborhood, which was important to us, and it was the first suitable
house we'd seen in a good neighborhood. Most of the stuff at this price
was in a loud neighborhood near a busy street. The roof and heating
system are both old, so had those been new, they could have asked for
more money. Otherwise, the house is in decent shape.
