He was approached by a security guard who first tried to strike up a 
friendly conversation. When that failed, he attempted an "official" 
conversation, where he identifies he's a security guard and tries to 
ascertain what he's up to. When that failed, they began the operation to 
remove him from the premises.

Sounds to me like this guy is a nut, and in these types of situations you 
have to assume the worst and prepare for it. Sounds like the cops handled 
this pretty well...diffusing the situation without significantly harming the 
nutcase.
