You're right to be worried. This sounds like one of those classic deals where they suck you in with a competitive price then hit you hard when you're a captive market. $300/hour sounds out of line to me. What do they offer for that - a SAS commando to follow you around while you're in the datacenter? I'd look for someone who can offer a more friendly deal. Plenty of suggestions from others on this thread.
 
Regarding physical access, first thing is to install a remote control facility, eg. Windows Terminal Server or VNC, to give you remote access to the system console. To install most software, you can copy the CD over the network to some temp disk space on the server and install from there. To install heavy-footprint software (> 1 CD), that might not be so practical, so check if they will load CDs for you either free or for nominal cost. All this may reduce your need to physically access your server except for hardware upgrades. Also remember that when you need access, it's most likely to be between 00:00 and 06:00 during a holiday long weekend, assuming you're operating a business or commercial application. So do those rates apply only to business hours or what (hate to think of overtime rates for SAS commandos).

The cost of access to the building is one thing that really worries me. He did say on the phone that they'd give me occasional access for free. But i dont know how occasional "occasional" is!

I forget the 3 RU cost (their minimum), but call them for a quote, but either way it's $180/hr and you can call them on the way there and they'll have a keyboard and monitor plugged in for when you arrive.  And if you're quick in and out they often won't bill at all (eg. if you're just installing something and it's 15 minutes). For no money they'll powercycle etc over the phone.  Security is excellent and the service and reliabilty are amazing.

1 RU is about 1/4 the height of a standard desktop PC - not tower - flat case. Around 1" or so.
 
It sounds a bit expensive to me.

Standard Access (2 days notice) Hourly - $300
Emergency Access (2 hrs notice) Hourly $540
Is this a good price? Can anyone recommend anything better? Is there anything I should look out for with co-location hosting?
