Melaine,

There are two types of space at our location, private and public.

Private space is dedicated office space for small teams with each
office being 200ish to 400ish sqft. these are on essentially short
term license agreements similar to a sublease. These tenants are
required to have GPL and personal insurance for their business
covering workmans compensation and those sorts of things. I have a
generic license agreement I could forward. However, this is intended
essentially for a sublease like arrangment rather than an independant
at a desk. You may be able to adapt it.

The public space is cafe like with no fixed desks and an open concept
area with a sit where there is a spot. I have my own GPL insurance for
this space so this space is covered by my insurance in terms of public
liability. A membership agreement with some terms and conditions, now
that you mention it, would likely be a good idea. Will give it some
thought. People using this space are covered by my liability and I do
not require them to have business insurance.
