FYI, gyms use 10:1 ratios, and sometimes higher.

I think most spaces are leased, with a few who own small spaces.

Adding food to your space creates havoc for permitting.  They'd have  
to be in a space entirely independent from yours.  It's possible, but  
just difficult.  My recommendation: keep the 2 businesses separate.
