Bill is exactly right for this type of space. You are not leasing so you shouldn't address the documents/agreements with that language. Great clarification. That's the reason behind my using the term "agreement" in my post. The agreement should indeed state that the member/licensee is responsible for covering their personal property and that you are explicitly not liable for their personal property.
