Hi Alex I think that to do a good research and to estimate the profit-expenses- investment I need a estimated capacity and see If the business is sustainable. I understand the coworking concept and I love It but the reality is that this is a business and I have to know the numbers. So I need to calculate maximum capacity and use a % of that to know my break even and then with this information take good decisions.
