I had a conversation a few days ago with a commercial real estate broker who cofounded a coworking space earlier this year. They cater to location-independent professionals (attorneys, architects, brokers, financial planners, graphic designers, etc.). These professionals are lower-tech than pioneering coworkers (ex: web designers, Internet entrepeneurs), but mobile phones and laptops have made them just as mobile.
He said that many of his clients looked for executive suites because they had the mindset that they needed an address and someone to answer the phones. But, he added, people tend to use their mobile phones now, so they don't actually need or want the answering service - the answering service is actually a hindrance. And a coworking space can supply the address and the place to work, both at a lower cost. Once people realize this, executive suites become much less attractive because they have a very hard time undercutting the costs of a coworking site and they simply can't offer the collaboration/ networking benefits.
