Alex is right. it was a big key to us getting off the ground with a stable
base, which also gave us a great core of users that visitors could be drawn
to (something to market).  Nothing scares potential folks away like an empty
building being billed as a "inviting, collaborative community."

 

That said, I do think there is some merit to current spaces collecting a
list of folks who fit the coworking profile and who may need a space down
the road.  For example, I've ran into people who home office, share space
with another business, or work out of their vehicles between sales appts who
were very happy with their current arrangement when you speak to them.  Down
the road when I check in with them again they have soured on that
arrangement, or are looking for something new, or have heard enough great
things about you that they want to try it out.  Touching base with them
occasionally keeps you top of mind and could help keep your pipeline full.

This is a common theme with successful coworking spaces: building a network
of potential members that might need space before having a space that needs
members. 

 

Sadly, this doesn't help those who've opened spaces, but it is a pattern
that I think needs to be reinforced.
