I wrote to the Admin and asked for the forums to be created and
permission to moderate the forums ourselves. We'll see how that goes.

That foreclosure site is just one of an entire family of sites
that I developed and maintain for several clients. The reason I
asked for help managing it was not because I'm not able, but a
prelude in case it got too busy considering my current work load.
Also you might want to speak with the admin onf that forum to add the
optional plug ins to allow for those features AND to also add the
plugin to search by subject.
There is search box on the main page already on the left side,
although not easily seen unless you look for it. The layout of
the site is different than most PHPBB forums I've seen.
This would also help on cutting out the spam. Eventually I would like
to see the forum use a commercial forum software since many of these
add ons are overwritten by upgrades and they comeby default with the
commercial software packages.
The updates don't always overwrite the plugins. That's why PHPBB
offers different upgrade packages with instructions to prevent
writing over mods.
