MrC, THANK YOU!!! I've been messing with this for ages. NAT loopback was disabled by default on my router. Apparently it is by default enabled on most cheapo ISP provided routers, because I've gotten lots of "it just works for me", but none "it works for me BECAUSE of ...!"
