If you want to talk neighborhood downgrade let's talk about what I had
brougt up before and was immediatly smashed: Roiling acres area.  I know a
guy (but there are plenty available over there) that has retail space at
around 2000sqft avail within our budget, and is a lead for many more
(mostly retail, bring your own build-out) in that area, but with most in
that area we would have almost an entire side of the space that's glass,
huge parking lots, several neighbors to befriend, and actual foot
traffic.   If we are again exploring options that aren't subsidized by the
owners because were so awesome, then i'll resume talking to him.  I had
given up when I gathered having the lessor believe in our cause was a
requirement.

How neat would it be to have a giant neon sign, a security guard, and a
sprawl of windows showcasing stuffs.

Pros:
way more foot traffic
better setup for casual explorers/classes/individual events

Cons:
way more $/sq.ft
way more foot traffic
