Some note on Canal Place since I'm somewhat familiar to say the least, it would be best to contact Steve Stoner in the Canal Place management office about what's available, since this list seems to be out of date. I believe G has talked to him before.
There will be many of the same issues as with the Global Business Accelerator, such as parking ($35 per spot), access (everyone will need keys to get in the building). However parking is free on the weekends / evenings. A quick guide to the suite numbering is that the first number is the building number, the second number is the floor and the last number is the room on that floor. In my opinion a spot on the first floor of buildings 1 or 2 would be best for traffic and visitors (this is right by the big metal bike if anyone remembers coming in that entrance). Electric and steam heat are not included in the lease. Electric is metered by the individual suite, the heat (steam) is figured out for the entire complex and then divided down by how many sq feet your suite is. This is averages out to approx. $1 more per sq ft over the year. In the summer there is no charge since the steam is turned off, but in the winter the steam heat bill is more than the rent usually on a given month (like Jan, Feb) The total depends on how cold it is. Even with that, it's still much more affordable than most spaces and has plenty of power (480V 3-phase is available most everywhere), is safe, and can have plenty of machines running all the time. The lease rate are also negotiable (as are any places), if SYN/HAK does a 3 or 5 year lease you could definitely get it lowered from what's shown on the website. Probably not for a 1 year lease though. Someone also mentioned the Selle Generator works, I know the Akron Brewing company just moved out. I was there before in their place and it's right next to the street, very close to the University and downtown foot traffic and a decent size (probably a bit large, not sure if they would subdivide it). Seems to be a perfect location and good space - Not sure on what their lease pricing is or what is or is not included.
