Construction around existing, mature trees can be a tricky situation.
Disturbance in the root-zone or an improper established tree protection
region often leads to a slow death of the desired tree to be saved.  It
is unfortunate, but it is sometimes better for the developer to remove
large trees at the front end rather than the business owners have to
remove it later at great expense after it dies. Do you think the white
paint on the trunk is for safety (for identification); or is it for some
other reason?  Trees in the "urban forest" have to be tough because they
endure a lot of abuse and neglect!

Steve,  It did seam to have a little decay, not uncommon.  I don't
think all that concrete around the root system is helping. We had been
without rain for 22 days until last week. Larry
