I'd say to expect 30%-40% of purchase price over the first year for needed
fixes for anything bought used.

 

But improvements and such can run the total over the first several years
higher.  Those should be considered before purchase as part of overall cost.
However, improvements can often be spaced out to be congruent with income.

 

And sometimes there are surprises, even if you have a complete, well-done
annual for your pre-purchase inspection.
