OK, now that Cor has found more info, I feel better about this seller (despite their spelling errors). With a 209 area code cell phone with a Modesto/Stockton area prefix, they must be earning their living in the Central Valley http://goo.gl/maps/Q8TYw and now they are motivated to free up some money to focus on their new 2 acre gold-country property adventure (testing, fees, water, septic, off-the-grid, (and so much more) ... (perhaps a retirement home, or another property for them to flip-n-sell).
[Side-bar/OT: For those not did not know, Sonora is at the foothills of the Gold Mother-Lode that had an explosion of population growth (~1849) with all of them digging-up, or washing-away the mountain sides for the yellow-dust (but it was the retail businesses that made the fortunes selling their wares to the miners at outrageous prices). Nearby Jamestown offers gold panning tours/guides (watch-out for claims!), many downtown building walls from those 1850's days were made with small hand made red brick (most knocked down in SF because of severe earthquakes, but I've seen similar, same era/old brick buildings still standing in Seattle, WA).
