Anne relied on her grandfather's representation that he would leave
her the studfarm to her detriment by staying in Ireland to look after
him and taking on a business course. An equity arises in
proprietarietary estoppel compelling the Grandfather to leave her the
farm. Eric is a mere volunteer so cannot have taken the land free of
the equity. The courts will transfer legal title to Anne.

That is without the necessary citations and you could inquire as to
the sufficiency of the representation, whether the reliance was
sufficient and whether the award should be in compensation of her
reliance or to complete the representation.
