Seems like I am the only one with such a problem.
I also use Visual InterDev but tried it in notepad and it still gives me
that problem.
I had one of my colleagues customize the sendmail template, then send it to
me. It works fine but if I try to edit it (using any editor) and without
making any severe changes (eg changing some HTML text) it still gives me
"Invalid Template ............".
What gets even more frustrating is that after trying for 10+ times (i.e.
opening the original HTML template, making changes in notepad, deleting
associated .par file, saving customized file then viewing page on website)
it still may work once but not again.
But if I try viewing the original .html template everything works fine
everytime.
