Just buy a house with a whole-house attic fan.
Crank it up at night for 10-15 minutes and you've swapped all the hot
air in the house for the much cooler air outside.
Combine that with proper insulation and sun mitigation techniques and
you've got a house that stays comfortable the entire summer.
