Which experts would those be? Crown Hydro, whose interest lies in keeping their costs as low as possible and thus a smaller performance bond (actually, insurance)? The Park Board negotiating team, who have no expertise, either?

Before attempting any more unqualified cost benefit analysis ( real estate

What makes you so arrogantly think I'm not qualified to do cost benefit analysis? Who better than a tax-paying citizen of Minneapolis? Who better than someone who is interested, has researched the technical and financial details? (How many of the FERC filings have you read?) Who better than someone who has spent most of their professional life making cost benefit analysis decisions?

As for real estate prices -- one need not be an expert to know full well if people think a property is worth less money, then that's the reality. I have always said that if residents think their property values will suffer, and other people as potential buyers hear and believe that sentiment, then it is a fact, property values will suffer. There can be no argument against that. You may argue that owners do not think their property values will suffer, but there's a long line of people who live there who may tell you otherwise. You may argue that the owners will keep it secret that they are concerned (they have not so far). You may argue that other people will not hear about the Crown Hydro controversy and those property value concerns (they're all worried about 3 stadiums, and ignoring everything else, right?). But those are weak arguments and have nothing to do with being a real estate expert. It's more a matter of human nature. The stock market works the same way, in case you hadn't noticed.

You keep asking us to visit, as if to imply opponents have never seen the area. I can't speak for Dan McGuire, but I have been an on-going visitor since 1979.
