The more I read the more I wonder why you don't simply get a park model 
trailer.  You seems to want all the big stuff you get in a house so why not get 
a 
trailer with house size appliances.

The guide lines are simple.  You need to know the empty weight of the trailer 
and the gross vehicle weight rating..... that's how much the trailer can 
weigh when fully loaded.  If the difference is 1,000# that means you can add 
1,000 
pounds to the trailer.
