For the first two questions- I agree with Hunter- the weight will really 
be a problem if you plan to tow the trailer much, but sitting in a park, 
it should be fine. I have seen Airstreams remodeled just for park use, 
and though that wouldn't be my first choice, it is one I can understand, 
certainly.

That was an option for rear bath models- our '78 has a center double 
bed, basically the same as the front couch, which makes down in to a 
double (kind of) bed- the street side has a dresser with drawers, but 
again, this isn't really the layout i would get for park use- making up 
the bed every night gets real old after a bit (we used ours as living 
quarters while I remodeled our house for several years)
