APC even has a NetAir Server room air conditioner. Needs a water drain line (or output to a bucket :-) and an exhaust. Get one, set it to 3-5 degrees above the room AC and if/when the Room AC fails (seems like a pattern) it'll kick in and help keep the room cool. (Backup-AC :-)

They are quite inexpensive and work well. Just get one (or two) to meet you SQ/Footage.

There are other vendors as well...
