Why do you need your AD-related zones to be transferred to this DNS server? ESX Server seems to want name resolution when booting. If all the DCs are virtualised, none of them would be available when the ESX host(s) hosting the DCs are down.
Just setup a DNS server. Create forwarders if you have external DNS servers or use root hints. I don't see a need for a DC to be there, nor the need to replicate your AD related zone information there... So if you have DNS only server you to setup zone transfers. AD integrated uses replication instead of zone transfers. Not sure one is more secure than the other.
