I feel oblige dot copy in the LMC here which is a step I have carefully 
considered.  I am also copying in Mr Thurgood

We have reviewed the estates report prepared by Sam Thurgood and his company 
and have detected errors which may detrimentally affect the decision making 
process

These include misreporting room numbers and mis-reporting the list size

There may be other errors we are yet to uncover

Of course appreciate the incredible hard work you do and the continuous huge 
amount of support you give us

However, I this case the report clearly has such factual errors as to make us 
feel the entire exercise is actually redundant and its conclusions and 
recommendations are unsupported

For transparency we would like:-


·         To see the contractual specifications and documentation relating to 
the commissioning of this report

·         The cost to the NHS of the exercise

·         An impact assessment of the delays in provision of adequate 
healthcare facilities to the population for 9000 – 10000 registered people


In anticipation but in hopefulness of collaboration we would be a little 
disappointed should this information not be forthcoming

Thanks Nigel! Yes I’ve been considering putting in a FOI act request for the 
cost.

The errors are more than just room numbers, they’ve quoted our list size at 
3,000 in the room requirement calculations, when we’re actually 9,000. When I 
check their maths, they’ve just missed us out entirely and used a figure of 0 
for our list size, and yet still counted our 3 clinical rooms towards the k&w 
estate - plus an extra 5 for Lonsdale. I’m meeting Fana and Robyn tomorrow and 
I’ll ask for this estates review to be either scrapped or re-done but somebody 
competent.

I do think somewhere along the line we should ask the cost of the consultancy 
exercise and ask for a reimbursement to nhs in view of poor quality for work of 
poor quality and such basic errors

Thanks all! Looks like they casually made up Lonsdale’s clinical room numbers

Thanks Irene - my understanding is that rent reimbursement isn’t based on 
clinical room numbers. It’s based on total practice space in terms of GIA 
square metres excluding corridors, then the number of square metres is just 
multiplied by the District Valuer’s sign off rate for that area and build 
quality. I’ve emailed my GP Surveyor to confirm this before I contact NWL, but 
I’m fairly certain. I’ll discuss with David too before proceeding.

The figures for St. Georges are incorrect. We have 3 clinical rooms.

We have to be very careful, If you argue on less rooms and the figures held by 
NHSE/ NWL are higher it might push for a rent review, therefore causing to some 
practices to lose out, the less clinical rooms the less rent! we have to find a 
way around it.

Good morning all,

I need some quick assistance please. Our practice, Willesden Green Surgery, has 
run out of clinical space. A recent NWL estates review has advised that there's 
more than enough clinical space already available in our PCN for us to use. 
However I believe that the estates review is overstating the amount of clinical 
space that we really have. They have quoted:

Lonsdale Rd - 19 clinical rooms
Lonsdale Blessing site - 3 clinical rooms
Gladstone - 9 clinical rooms
WMC - 14 clinical rooms
Burnley - 7 clinical rooms

If any of the above practices have fewer clinical rooms than the number quoted 
above, then could you please let me know? From recollection I don't think that 
Lonsdale Rd has as many as 19 clinical rooms? If it is in fact less clinical 
rooms then this information would help me argue for more space for Willesden 
Green Surgery, and avoid having to use space from other practices in the PCN.

I'm meeting the estates team tomorrow so I'd really appreciate replies today.
