I haven't bothered to read WOTC's online policy because I think it's going
away. The upside to using the OGL, presuming it is a successful open
content license, is that you contribute to a community, you encourage
other people to make use of your work (or at least a portion of it), and
your work is more appealing to people who care about open gaming.

Someone who develops Forgotten Realms modules and publishes them online is
doing so entirely at the mercy of WOTC. The company could rescind its
policy at any time and send the lawyers after this material. That, to me,
is a bigger downside than anything you've brought up regarding
not-for-profit OGL development.
