I suppose osx 10.9 is 64 only, so compiling 32 bit libs is very tricky you will need a old osx install for that, 32bit libs will probably not even run.
With macports you can install a mono 64 bit version which will compile opensim, buttetsim and the jpeg libs in 64 bit. (remove other mono installs, they could confuse when building, grabbing libs from wrong locations)
