Ann, On a serious note, from the first two that you suggested, I would choose "Seating available" (I second that it shouldn't be "available seating"). >From the entire bunch that you suggested I'd vote for "Have a seat". And now other suggestions. For some reason I have a French mood this morning, hence: "Veuillez vous asseoir?" or "Voulez-vous vous asseoir?"
