Marnie and a good writer friend of mine are happy with Available Seating... it's the only title with two votes :) and I'm not liking any of the others as much.. except possibly going totally
minmal and literal and calling it "Chairs"

I changed the text box on the cover - the title has a new font and the subtitle reworded.

got other fish to fry now...

On a serious note,
from the first two that you suggested, I would choose "Seating available" (I second that it shouldn't be "available seating").
From the entire bunch that you suggested I'd vote for "Have a seat".

And now other suggestions.

For some reason I have a French mood this morning, hence:
"Veuillez vous asseoir?" or "Voulez-vous vous asseoir?"
