my wife almost fell out of her chair when I showed her your image with my
proposed title
'Your Assets Here'...... She now wants me to find a suitable set of chairs
or bench and title that image 'Your Assets Here'.

I changed the text box on the cover - the title has a new font and the
subtitle reworded.

On a serious note,
from the first two that you suggested, I would choose "Seating available"
(I second that it shouldn't be "available seating").
From the entire bunch that you suggested I'd vote for "Have a seat".

For some reason I have a French mood this morning, hence:
