Actually I was making a new point, nothing to do with recovering the cost of 
the initial investment. I just want to point out that the general argument 
about increasing the resale value of a house is not the proper criteria for 
any home improvement.
Secondly, you always have to be careful about taxes going up and they must 
be included in your pay back calculations. Also taxes go on forever so 
theoretically you may never get paid back.
