If you are near public transportation, you might look at the young computer geek type. I'm not recommending this as there are other problems associated with it, but depending on the area, you might want to make it Section 8... Big Brother will pay the rent, and may even give you a grant to fix the place up. Of course, if there isn't anything like that in the area, the neighbors will hate you.
On the other hand, you could make the place a little nicer to get a better grade of renter. Young couples aren't the most reliable, but they generally won't trash the place like single guys.
