Arsalan Came across a similar issue long ago, I'm not sure if this might work. You can give it a try though.
Administer Project Settings -> Project Variants-> HTML (Action Menu: Set as Default Display Format) When the default display format is set to any other project variant, it does not display in Smart Edit and displays "You are not authourized for this page".
