gary, are you sure about your loadings?  they don't seem in line with 
canadian construction code. if i stood on one leg on your floor joist i 
would exceed it by almost 5 times.  i'm certain that your regional building 
code would not have a factor of safety of 5 times, its simply too expensive 
to build to that level.
