We are lucky with this. If it all works out like we are hoping, we have a great deal here.
To get to the site, you drive down a two lane state highway and then turn into one of two driveways at each end. Don't have to fight getting through someone else's property or anything to get to it. Taxes should not be an issue, the parent organization that would own the building, would actually be able to get it exempt from virtually all taxes, as the facility will be used for its non-profit purposes, ie. disaster relief, search and rescue, emergency communications, etc. The remaining tank is considered above ground, its a 500 gallon tank located inside of the basement of the facility. Changing it to propane, hum, that might be a bigger challenge that just replacing the unit. But we also have a former AT&T phone office worker, familiar with this setup that is into making 100% bio-diesel and we will be considering using that instead, as any vehicle in our fleet that is diesel will run it to. This land is formally part of a local large scale ranching operation and is not considered for use by state or federal agencies as far as can be determined by all records. We are talking to the new owner about the site. We might be able to work a deal with him to get it. He is somewhat unhappy with it, as it does not suit his needs and he is paying more taxes on it, than he thought. He thought he would only pay taxes on what he paid for the site, and no releases that he say to pay the determined value from the county which is nearly 400,000 or 500,0000 dollar more than he paid for it. Oops, maybe he should have checked first.
