Great to see more people in Phoenix interested in co-working. I work
mostly out of Gangplank in Chandler and it seems to have struck a
chord with people in that area. Hopefully you can have the same

OK everyone, I am with Sandbox Columbus and just received a link to
this conversation from our friend Bryce at Corkboard here in Columbus.

First things first... we did significant research on ideas for our
coworking space, traveling to NYC (thanks Whitney), Miami, SF, and
Philly to IndyHall (many, many thanks to Alex for the insights) and
after our research, settled in on our idea for Sandbox. Our legal
(trademarked) name is Sandbox Communities. Our intention is to take
what we learned from our years of being on the web (as groovejob.com
which we sold to Internet Brands, easytxtr.com, domedia.com, etc.) and
formalize our successes and help entrepreneurs here in Columbus by
creating a cool-ass community called Sandbox.

Killer space, fresh fruits and vegetables, coffee/tea, water,
photography studio, wahser/dryers for our people... anyways...

So about a week or so ago, we got an email from Sandbox Suites... very
agressive with the "legal" language. And think about it, given the
situation (all legal and threatening and shit), we were forced to
forward Sasha's email to our attorney. For protection. You think we
want to be sued? You think we want to sue? Hell no. I wish Sasha would
just pick up the phone and call us. Email us. Be happy. Shit. This
sucks.

Anyways, I am David and can be reached at 614-282-4450. Or, also call
Tina Goodman at 614-439-3551. Both of these numbers are our cell phone
numbers...

I could go on and on, however my laptop battery is at 2%...

[Coworking] Opening a co-working location in Anaheim Hills, California.......any advice?

My name is Eric and I am opening an Executive Suite building this
April in Anaheim Hills, California. I plan to design a portion of the
building to capture the co-working concept. Having no experience in co-
working, I would greatly appreciate any suggestion the group may
have.

The building will have a business lounge with complimentary Starbucks
coffee going all day, 3 conference rooms, a professional copy center
and the usual executive suite amenities (plus a putting green). My
original thought was to charge hourly prices for the “open
collaborative space”, more for a semi-private “cubicle”, and more for
a furnished office. Additionally, I plan to offer conference rooms at
an hourly rate. It appears many operators of existing co-working
locations choose to sell memberships that include bundles of hours. I
realize that keeping track of who comes and goes on an hourly basis
will be a challenge and would like to know how customers prefer to
handle this as well as what has worked in the past for operators.
Also, I am on the fence as to whether or not to install video
conferencing at the location. Does anyone have a need for video
conferencing?

I look forward to incorporating co-working at this location and would
truly appreciate any pearls of wisdom that will make the layout,
management, usefulness and popularity of the location a success.

been self employed since 2001as a software/hardware engineer/web dev/
field engineer/illdoanyhtingforabuckineer, typically working by
myself.  It's taken it's toll for the same reasons I'm sure everyone
is familiar with, otherwise you probably wouldn't be reading this. I'm
hoping coworking will help that.

There is a general lack of any sort of coworking in the North Phoenix
area. Everything seems to be in downtown or even farther south.  On a
whim, I started doing some research last weekend and I ended up
creating a website..

Welcome, Wendy.

I imagine executive suites gets a bad rap around here, but I think you
could offer the group a lot based on your experience. There is so much
overlap in the business model and management with executive suites,
business centers and coworking locations.

I'm curious about a few things in particular:

Did you use sub leases or membership as the model? What was the break
even vacancy rate? Did you group your services together or offer them
as line items? If it was line items, how did people react to that?

What are the differences you see in what you've done before and the
coworking membership model? Were there nuts you had to crack that
apply to coworking? Please share.

Anyway, the way I see it is that coworking is fairly new whereas those
other models have been around the block a few times and probably offer
lots of do's and don't found through experience that we all can learn
from.

Sasha,

In wouldn't get too bunched up about it unless they deliberately rip
off logos and other elements that could cause confusion.

I'm chiming in because I started out thinking I had an idea of a
coworking environment that I would need to protect in order to conquer
the world. The brand and the plan would be the key. What I am
realizing is that the key is getting and keeping the right blend of
community, something that is not franchise-able. Also, it appears to
be a low margin/low barrier to entry business that lends itself to
cooperation rather than competition. I submit we all have more to gain
through working together than working in silos. That said, if someone
is being devious, they need to be straightened out.

Hi All —

I'm Bryce -- I've 'tentatively' introduced myself to the list on a
couple of occasions. I and some other folks are /also/ engaged in the
process of opening a coworking space here in Columbus (called
Corkboard -- we'll send a formal announcement about that soon, cause
this is just an awkward context to pimp yourself in.)

I know the folks behind Sandbox and will forward this thread to them.
I don't think they subscribe to the list. For many reasons, I believe
that they'll be responsive and, as Alex says, "step up" and address
Sasha's concerns. We had a coworking info-session last week where the
Sandbox folks came and presented their vision, and did indeed touch on
many of the aspects of coworking that excite /me/ (fostering the tech
and entrepreneur scene here in Columbus, building a space and a shared
community around it.) So their hearts are in the right place.

I'm not entirely sure why they haven't responded to Sasha's overtures
(which I helped her pass along) but I think an acknowledgment of her
concerns (a simple 'we hear you' regardless of whether they agree or
not) would be a welcome first step.

[Coworking] can someone give me a quick "how to add your space to the coworking googlemap for dummies" lesson!

Ok , i've been trying to add Soco Studio to the coworking google map for an
hour! rrggghh! help!

By the way, I added our space to "meetups.com" for social networking events
to help get the word out (we now have 2 paying members!) and got 6 responses
within an hour!

Please forgive the ignorance of one who's unfamiliar with the industry, 
but is that rate sustainable in your area, or do you have sufficient 
traffic from your clientele for it not to be a concern?

I think variety is key - we have both individual, divided workstations
as well as bigger common tables (more of those in the new space).
People have different preferences, so if you can possibly accomodate
both, people will appreciate the choice. Good luck!

The space looks great - I like the big windows and the colors! I feel
your pain, though - we're expanding into another space around the
corner to offer more room for groups and it's been a hard few weeks of
painting, building, looking for furniture, etc Good luck with your

[Coworking] West Texas Coworking

Hello all, I introduced myself about a month ago and can now
officially call myself a Space Catalyst.

I'm in the process of launching a coworking space in conjunction with
Abilene Christian University, a mid-size liberal arts university way
out here in West Texas. Abilene is a metro of about 125,000
people...so we're small, but not that small, and we've got a fairly
vibrant entrepreneurial community (if you want details I'll be happy
to share...just send me an email or respond to this...for one thing,
our immediate region is the national leader in the expansion of wind
energy).

Also, our university sends grads out all over the world and we would
love to instill the coworking-ethic in those that are entrepreneurial
so that they will seek out other coworking sites wherever they land
after graduation.

The the program is approved and we've begun plans for the space. This
discussion group has been VERY helpful in our orientation.

If any of you have worked in conjunction with universities before with
your coworking space, or if you're operating in a smaller metro area,
I'd very much appreciate your sharing some "lessons learned."

We don't have cubicles.  We have a few shared office space and open
office spaces.  Some people
like to work at large tables that are shared and can be moved and some
work on individual tables.
All of our furniture is on casters which makes it very easy to move
and be arranged to suit everyone's need.
We also have a few lounge chairs with tablets attached for laptops
which people love to work at.

The variety seems to suit every type of workers need.  I do find that
some people always work at
"1 person" spaces while others vary between the large shared areas and
the individual areas depending
on their mood.

*Pretext: I'm not the "coworking cop", and nobody here should be. *But I do
passionately stand by my community and support my peers.

I agree with Tara on the "brand confusion" aspect being less of an issue.

What IS an issue related to the community is the lack of responsiveness from
Sandbox Columbus. The guys behind this stopped by IndyHall to talk to me
(and New Work City to talk to one of their members). They seemed to have
their act together, and I made it a point to stress the importance of the
larger community. I'm disheartened that I spent *my* valuable time with
these guys, and they're now alienating themselves from the community that
could be supporting them.

If that were to become a trend in their behavior, my personal opinion is
that I wouldn't want them to be using the term "coworking" to describe
themselves any more than Sandbox Suites wants them to be using "Sandbox".

If anyone has direct contact with the Sandbox Columbus team, please urge
them to step up here and work with the group.
