I've compiled a list of useful financial resources for coworking spaces 
. You can dowload a spreadsheet 
with an example of a coworking business plan here

that can be helpful. 

My best tip is to keep it simple and don't add too many lines for every 
single thing. Try to bundle those that are related together.  You can do a 
simple back of the envelope calculation to figure out if the space can be 
profitable or not and how many members you need to have to be profitable (I 
explained this in GCUC workshops and also in the finance chapter of The 
Coworking Handbook ). 

If you are working on something that you want to present to banks, get a 
template file from your accountant and fill it up. 

Don't get carried away with spreadsheets: membership is easy to grow on 
paper, but you have to do something that seems plausible for you to do in 
real life.

When I was running Betacowork I published these stats taken out of the 
first 5 years of

The most surprising part was the spread of sectors (we started as a tech 
oriented coworking space).

We/they keep some records of what they do in their profiles 
 (you only see the public ones 
through this link, but members see all the current members). To keep 
updated on the projects and remember them you have to talk to them often. 
If anything is outstanding, keep it in a list that you can refer to and 
blog about it!

They are willingly taking advantage of you. Stop them from entering your 
space until they pay or, even better,  kick them out. 

If they have any equipment, remove it and put it in storage under lock and 
key. No release until they pay the current month, which they owe because 
they have been using the space. As they have signaled that they are not 
trustworthy for payment, charge them upfront for next month if they are 
going to stay. 

Toxic people/companies poison your team, your energy and your coworking 
space.

In the years since I started with coworking I've seen coworking space 
operators / owners struggle with the creation of their website and to get 
visibility to attract new clients. 

To help with this, I've decided to launch coworking.space to help these 
spaces to be found easier and to get more clients. 

To start with there will be two main features: 

* If you need a website, you will be able to create it for free with the 
structure proposed by Ramon Suarez (author of The Coworking Handbook and

increase impact and reduce workload.

use Full Time Equivalents (FTE) depending in the access rights. Maximum 
capacity is a bit larger than available posts if you have flexible plans.

hard yo have a working alarm system. We have not had any issues in 6 years at

[Coworking] App for community interactions

We use a mix at Betacowork.com : Google groups for exchanges between many in 
the community and a custom contact form for each member so that other members 
can contact them directly. Social profiles are also displayed. 

It is not only a question of tools. Making any of your choices work will take 
months and part of your community will never use it. 

The advantage of email based systems is that there's nothing to configure on 
the side of the participants, no new log-in, and no learning of a new 
interface. Plus, they are easy to filter.

want to add a page where you can all post the job openings in your
coworking spaces (to work for the coworking space, not for all the
positions available with the coworkers).

I've thought of asking these questions:

   - Position description
   - Salary range
   - Link to submit application

resume in one line. Bring people in your target audience with events,

Me too,  I trust first, but when it comes to real state agents and owners I
trust a little less ;)

I help a lot of people out to understand all aspects of the coworking
business. Last Friday I had two people coming to talk with me about opening
coworking spaces unannounced. The one that had at least read the Coworking
Handbook and looked at the page of Betacowork got  a lot more time and
info, and we had a ore interesting conversation :) A little research and
work on their side sends a signal of real interest and of respect to my
time and efort that filters out a lot of abusers who just want quick free
consulting to launch what they think is a silver bullet business that is
going to make plenty of money without any work and abusing the trust and
the willingness of people.

The worst I've heard about community: we have  a community because we have
included it in the contracts...

to manage the Coworking space they are planning on opening. Now they are trying

For the discussion about the coworking week I would like to suggest a new and 
separate discussion,  so that things don't get mixed up. 

You can count on me to work and on the support of Betacowork and the European 
Coworking Assembly.

I would suggest a task for the first year that we can discuss in the coming 
coworking conferences too: write our definition of coworking and use it in 
Wikipedia articles and everywhere. We already had a few discussion about this 
in the Google Group and it lead to the one we are using for the Coworking Week 
Belgium and the European Coworking Assembly:

original group discussion in text). Not all Collaborative and shared working 
spaces are coworking spaces. If we dilute the core and the target too much we 
will be irrelevant, and we want to have impact. 

Regarding the target, I think that for most of the properties we are talking 
about space operators. Coworkers can benefit of the wiki and spalecially the 
visa, but mixing everybody in the Google group only ads noise, making it harder 
to contribute, help and have meaningful conversations. If people absolutely 
want to have coworkers discussing, it should be in a different group that could 
be also created and managed by Open Coworking, but I think this is too much 
work for little value. I think that for them it is much more interesting 
finding out about the coworking visa: creating personal links around the world 
will do much more than any online experience (as we all have experienced in the 
conferences, and as a former AFS participant I reckon). 

An idea for the visa would be to add a voluntary longer exchange, that could be 
as easy to signal as adding an asterisk by the name). I was thinking about one 
week. 

When it comes to mentoring we do a lot in the conferences and through the 
connections we make there. On top of it there's Andy's seminars and podcast,  
the Coworking Handbook, many people doing consulting,  and other ressources.  I 
don't think personalized free tutoring is needed, but I would love to 
participate in some scheduled open hangouts.

It is important  to have a legal structure with motivated and hard working 
people in the board to move forward and to manage some visit financial 
operations, such as renewing the domain name registration and taking he members 
fees.

Those that want to be part of the organization should pay an annual fee. 
Ressources can still be open, but the more committed and those that walk the 
walk should decide. 

The cooperative idea sounds good specially if it is a non profit.  You are the 
lawyer,  I trust you know well this :) What is important to me is that the 
people taking the lead are not personnally liable, as it would be the case 
without any kind of organization. Limited liability please :) If a new entity 
is created, the old one should transfer assets to the new one. 

It is important that he ownership of he domains, group, and the wiki is 
transfered to whatever legal entity we use. I've seen too many cases where not 
knowing who had to renew the domains and inaction have ended up in losing them. 
They are too valuable to loose them.

To participate you don't need membership, but some things have to be limited to 
the members, who have a higher engagement and commitment. And basic commitment 
equals annual fee :)

At betacowork.com we have nespresso capsules for our members that they pay for. 
We used to have sense pads but almost nobody used them. Our Italian moka coffee 
makers are never used. We make coffee for events in big drip machines and give 
it for free:they prefer it strong. We chose pads for members because they are 
cleaner than ground coffee and leave responsibility and initiative for their 
coffee in their hands. We allow members to bring their own coffee too. Fancy 
stuff like manual espresso pumps do not last more than a few days, the time for 
the novelty to wear off. 

We tried asking like Alex suggests,  but the answers did not reflect usage, so 
at the end it is us that chose to limit choice and burden.

Definitely wired,  as Alex said. All you really need is a screen or a 
projector,maybe a small speaker for some videos in the presentations. Our 
largest room is for 80 people and we only use a PA  system when we have to 
record the talk. Always keep a spare cable: people tend to drop them after 
their presentations and some pics become loose or bend which ends up making it 
difficult to connect and you loose colours.

Will, that would only add noise. If the coworkers wanted a discussion
group, wouldn't they have created it already and wouldn't it be thriving?
It is simple and free to start a discussion group. What is stopping them?

There's no purpose in such a group. The link is too weak and purposeless.
It is already hard to have an online group that runs with much stronger
ties and interests.

There are a load of social networks, chats, and groups for freelancers,
entrepreneurs and every profession and interest, still none of them add
what JC is asking for. What he asks for are exactly the things why me and
thousands of others joined coworking spaces. No online network is going to
provide what physical presence of others does. Creating and online
distraction is not the solution to lack of productivity, concentration and
loneliness. Attending local meetups is a good way to at least see some
faces and not isolate yourself completely, but it does nothing or little to
improve the previous.

I speak from my own experience and that of many others: the solution is
joining a coworking space or a shared office and interact with people face
to face. :)

 some people can and have benefited from that, because I've seen it in
 action more than once. I agree: It's not the ideal. We're all sometimes in
 situations where our ideal work environment isn't possible (I think most
 members of coworking spaces would acknowledge it's not their ideal work
 environment; it's just nominally ideal given their particular work
 reality). Is virtual coworking better than sitting alone at their desk
 without being able to look up and have that video/voice connection when
 needed? For everyone, of course not. For a lot of people it would be an
 annoying distraction. For some? I'd be astounded if some people don't
 sometimes benefit from that environment. Give JC the credit for knowing
 what he's looking for and for having some reason for looking for it.
 Telling him he's looking for the wrong thing and should do what we're doing
 instead comes off as patronising. Given that it's coming from coworking
 space owners who make their livings--at least in part--selling coworking,
 it also comes off as perhaps inauthentic and self-serving (though of course
 I don't think that was the motivation).

I also loved the analog idea and I don't think that as coworking spaces we
have to create any kind of virtual social network, but our online directory
with search and easy connecting is very useful. From the beginning the idea
of the online directory has been to showcase the members and help them
connect and be found, and also to remove me and the rest of the staff as
bottlenecks.

The public directory only displays about half of the members, but it is the
3rd most visited page of our site, mostly by members trying to find others
with whom to speak or a name they forgot. A lot of visits come also from
companies looking for freelancers to hire.

The private directory (members choose to display their profile publicly or
only to other members) also has a contact form so that you can send an
email directly to any member. Anything that makes it easier for members to
connect is welcome :)

Our silent room has come and go. At the begining very few people wanted
to be there and the ones that had to go there because the other areas were
full always complained. We run a first survey that meant the official death
of the silent room,  but the few people that really liked it tried to keep
it alive unofficially. After a while of this we run another survey and the
room is back,  but with a difference : instead of being a library like
silent room it is now a no calls room. People can still talk,  and we have
a group of very playful members that make sure it is not dead (the nerf
rocket launchers have helped).

For us enforcement is a non issue. People behave (as in the rest of the
space) and if not either other members or ourselves will talk to them to
remind of the conditions,  and that is more than enough. We pull each
other's legs a lot,  so most of this conversations are funny and light.

This is not really an issue at Betacowork except in the cases of a couple 
people that have very powerful theater-grade voices. When people worry about 
being to noisy we just tell them to make a call and then just ask those around 
if it bothered (response is no). We have the advantage of having the space 
divided into 3 rooms,  so there are less interruptions affecting the whole 
space. What we have also done is setup one of the rooms as a call free zone
