Thank you !!! This is great information. I've partnered with my local
chamber and small business development center for the same help. I'm
finalizing my business plan but I'm stuck on private offices and open space
ratio.  This is pretty cutting edge for our area so I have a ton of
interest but commitment is what pays the bills.

with and had a quick tour.



Two local chambers of commerce host a weekly pop up.  The members meet at
8am at a local hotel with coffee and pastry, you put $1 & your business
card in the bowl and when your card is drawn you get 30 sec to stand up and
talk about your business.  If your chamber doesn’t have something like that
it would be a good program to host at your co-working space.

will need, can be better made as a result of this type of "experiment." How 
to do that? Start organizing Coworking Jellies and such. Start a meetup 
group. 

As you build that initial core community (20, 30, 40 folks), then you will 
have your differentiator and a competitive advantage to start your space.

for all of them, as it gives your space visability, and also helps to 
spread the work about coworking around the world. Please don't worry that

still haven't had an international guest, but we would love to very soon!

David-  It's always so exciting to hear about someone opening a new Center. 
 Hybrid space - the blending of traditional, Coworking, Proworking, 
Virtual, meeting space and Event space, seems to be the best for all.  The 
key is community building and "customer service".  Thought you might want 
to read a piece on Regus recently published.

still missing the key points of Community Building & great Customer 
Service. Although they seem like easy concepts to follow, it isn't as easy 
as it sounds.  It takes lots of work and talented staff.  Good luck on your

Sorry Felix, I've only just seen this. Thank you for the suggestion! The 
thing with Regus Connect is that the campaign is ongoing, so the initial 10 
locations aren't confirmed yet, and as such we don't really have names and 
faces either. If there's a way we could let the users know about the 
campaign so that they could vote and register interest, and claim our 
temporary offer of free 5-day passes, that would be great. Think we could 
do that?

It's hard right now because it's the summer and you don't have many 
members. You do have the benefit of being in close proximity to the 
marketing agency so I would help integrate them into the community space. 
You have the benefit of warm bodies at lease nearby so give them a reason 
and simply ask for them to also work in the coworking space and be part of 
the community. People join coworking space for people, not really 
amenities. 

Don't worry if the next month is a bit slow because people find a rhythm 
once summer is over. Integrate the people you have, keep building 
relationships, and be a great host and coworker.

and etc, that may need larger venues to host their evening or weekend
classes.

Hey RC, 

Thanks so much for the thoughtful and encouraging response! It means a lot. 
I have tried a few of those things, and I'm particularly focused on meetup 
groups and finding and connecting to people on a one-to-one basis. 

In regard to #3, I'm workin' on that! There's only one other coworking 
space in the area, and that's about 40 minutes away. I've been trying to 
meet with the co-founders for quite some time actually.

I'm also trying to put on some kind of professional development classes or 
workshops here, and I've been connecting to various organizations and 
institutions and getting some support for such a thing. It's a little bit 
difficult in summer when schools and colleges aren't in session and all the 
faculty are gearing up for the start of the year, but I do agree that it's 
a really great idea and it makes people see the space as a place of value.

If you're ever in the area, please stop by! I lived in Madison for 7 years 
(went to school at UW), so I absolutely love that city. It's exciting that 
coworking has suddenly (finally) started to take off there in the last year 
or two.

 would spend $100 on building an ad for facebook and promote the page.  Get 
 some likes and then use that as a point to start networking from.  That 
 will give you a pool to potentially pull from to start generating a buzz 
 and potentially interest in joining your space. 

 *2. Set up a Meetup group and join other meet up groups in the area*

 Set up your own to get the word out about your space to a different 
 audience.  While facebook is a powerful took to reach people, meetup has 
 given us a separate avenue an a slightly quicker connection than facebook 
 because on meet up the people will commit to meeting with you as you 
 schedule things so its far easier to get connected face to face. Then host 
 an event at your space.  Give a short presentation on coworking and then 
 let the people who have come mingle and meet one another.  At the end of 
 the day it is them you will want to have connect well, and then you give 
 them a place to connect. 

 Also, if you join meet up groups you can network with other members of 
 your community.  Join Startup meetups, entrepreneur meetups, tech meetups, 
 web development meetups.  Any kind of meet up that may hold people who 
 would potentially look to use your facility.  Freelancers, entrepreneurs, 
 techies, hackers, etc.  

 *3. Connect with other co-working spaces in your area. *

 This is powerful because according to the deskmag study, spaces started in 
 isolation tend to have a harder go of it.  I think this is because 
 sometimes the word about coworking has not reach the four corners of the 
 earth, so in addition to building a community, you are also educating a 
 community as well, and if you've ever seen Shark Tank, educating your 
 customer base can be a challenge as well, but well worth it.  

 *4. Set up a bi monthly series of classes*

 Connect with professionals in your area, investment bankers, venture 
 capitalists, leadership coaches, marketing professionals, any one who would 
 consult with a start up, growing or established business.  Ask them to give 
 a presentation in your space and then see if they can leverage their name 
 and network to get people in the door.  

 I have a ton more thoughts but gotta get onto some other things.  Feel

 thought I would toss what I could at the wall and see if I could help you 
 out.

Sounds like you are heading in the right direction.  Nicely done!

One thought I had in relation to #3.  You may look into hackerspaces and 
makerspaces as well.  While a different concept from coworking, they do 
have elements of coworking and collaboration to them and they may prove to 
be valuable partners as well. We are working on such partnerships in our 
area as well.  Specifically because we don't want to get into the 
hackerspace/makerspace market, but a partnership may be useful. 

I will definitely try to stop by if I'm back in town.  Its been a while 
since I was back in WI, so I need to get back there.

 In regard to #3, I'm workin' on that! There's only one other coworking 
 space in the area, and that's about 40 minutes away. I've been trying to 
 meet with the co-founders for quite some time actually.

 I'm also trying to put on some kind of professional development classes or 
 workshops here, and I've been connecting to various organizations and 
 institutions and getting some support for such a thing. It's a little bit 
 difficult in summer when schools and colleges aren't in session and all the 
 faculty are gearing up for the start of the year, but I do agree that it's 
 a really great idea and it makes people see the space as a place of value.

 If you're ever in the area, please stop by! I lived in Madison for 7 years 
 (went to school at UW), so I absolutely love that city. It's exciting that 
 coworking has suddenly (finally) started to take off there in the last year 
 or two.

community as well, and if you've ever seen Shark Tank, educating your

Connect with professionals in your area, investment bankers, venture 
capitalists, leadership coaches, marketing professionals, any one who would 
consult with a start up, growing or established business.  Ask them to give 
a presentation in your space and then see if they can leverage their name 
and network to get people in the door.  

I have a ton more thoughts but gotta get onto some other things.  Feel free 
to reach out to me if you would like and we can discuss this more, but 
thought I would toss what I could at the wall and see if I could help you 
out.  Most importantly, get creative and stick with it, you'll figure it 
out. 

I have a good friend who lives in Madison (yes 2 hours south of you it

I'd pay close attention to actual utilization and keep an eye out for your more 
popular memberships.

We watch our memberships flux throughout the year, and sometimes start a 
waiting list on certain ones when utilization approaches full and only start 
signing up new members when we know that we won't risk collisions. Reservations 
can help if you're really worried about it, but you may be surprised by the 
results of actual data vs. predictions of popularity and usage. :)

 popup, co-working space for self-employed professionals, contractors
 and other enterprising individuals with big projects and small
 budgets. It is a hub of entrepreneurship, social change and community
 empowerment. We are located at 604 Columbus Avenue, Boston MA 02118.
 We are in the midst of a soft opening, where we will have the venue
 open throughout the day for brief tours while we do a word of mouth/
 canvassing push to promote our venture before our hard opening the
 following Monday after Thanksgiving.

 How Does it Work?
 The COC will be open Monday to Friday from 8am to 4pm. We offer
 multiple types of membership to choose from:

 1. Premier - $300. A table is reserved for your exclusive use only and
 access to venue anytime during hours of operation for a month. Also
 included is access to wireless internet privileges, to printer, fax
 and scanner facilities, 10 GB of free data storage as well as
 complimentary coffee and tea. Can print/scan up to 10 pages for free.

 Quarterly Commitment - $250. If you commit to a monthly membership for
 three consecutive months, you get a $50 per month discount!

 2. Full-time - $175. Access to space anytime during hours of operation
 for a month. Included is access to wireless internet privileges, to
 printer, fax and scanner facilities, 5 GB of free data storage, as
 well complimentary coffee and tea. Can print/scan up to 10 pages for
 free. Seating is first come first served.

 Quarterly Commitment - $150. If you commit to a monthly membership for
 three consecutive months, you get a $25 per month discount!

 3. Full Day Pass - $15. Access to space for one day, during hours of
 operation. Also included is access to wireless internet privileges, to
 printer, fax and scanner facilities, as well complimentary coffee and
 tea. Seating is first come first served.

  4. Half Day Pass - $10. Access to space for 4 hours, during the
 morning or afternoon. Included is access to wireless internet
 privileges, to printer, fax and scanner facilities, as well
 complimentary coffee and tea. Seating is first come first served.

 commitment of just a month, we are not here to trap anyone into

Hey Jack,

I'm familiar with the coworking spot in East Grand Rapids and somewhat
understand their agreement. Grand Rapids, MI is the office furniture
hub for the US with Steelcase, Herman Miller, and Hayworth all being
headquartered nearby. Steelcase is experimentally with ways to capture
new markets since the coffee houses don't exactly seek out their style
of furniture and they realize more people are working remotely. They
see coworking as an excellent potential new market and a way to
continue sell to the business professional. It makes sense.

Steelcase has provided the latest furniture to 654 Croswell and some
of the tags remain on the chairs. It's a great partnership because
it's like a new showroom for Steelcase and Croswell receives high
quality furniture for their members.CoFactory in downtown Grand Rapids
received heavily discounted furniture to get started from a different
furniture manufacturer. Both are beautiful and well designed spaces
that I'm a bit jealous of.

Outside of Grand Rapids I believe a coworking facility in Austin that
recently opened up in late 2010 also received heavily discounted or
free furniture from a local manufacturer. I would look to see if there
are any furniture manufacturers or distributors in the area if you
want to go that route. There might be other local companies though
have a headquarters in the area that might be willing to use your
facility as a functional showroom.

I'd be happy to chat with you about your planning for a new center in
Lowell.

I just lauched a coworking facility in a commercial building I own in
Hopkinton, which is a bit more challenging from a community-building
standpoint than what you face in Lowell.

Can't speak to the Steelcase program, but you've got a lot of options
that aren't necessarily high-cost.  I'm also working with a group of
folks right now on developing a business acclerator / angel fund for
new software companies, which could lend itself to a mutually
beneficial alliance.

Feel free to connect up with me off-line...  we're practically
neighbors, so could even do something over a cup of coffee ;-)

Bay City is a bit far, but I love the idea of coworking. I work from home at
the moment and I have a list of distractions. Many people do not understand
the concept of working from home and they think oh he/she is home, they
must not be busy and people call all day wanting this or that. I have
gotten in the habit of turning off the phone.

 But, on days like today when my bathroom is getting remodeled it would be
great to have an office to run to when my office is being used as a hang
out for those working on my bathroom (i.e. boyfriend and my mom). At the
moment he works at Best Buy with a different schedule every week. Making it
hard for me to have a consistent chunk of time to get my own work done. He
will sit in the office with me on his pc, but he likes to talk. About things
non work related of course and it makes it  hard for me to focus. I should
work a normal 8 hour work day but most days I end up putting in 10-11 to
make up for the talking.

I also have a hard time with saving household chores until work is over.
Seems like my lunch time turns in to cleaning time. My house also consists
of two dogs that have to go outside for potty breaks every so often, as well
as attention!


 I sometimes feel a bit isolated. My co-workers are all writers who work
from home and we chat through yahoo or online forums. It would be nice to
have some f2f contact once in a while.

Not too many places close by offer free Wi-Fi so most days I have no choice
to stay at home. I can only sit at the local coffee shops for so long.

I saw a article about coworking in the Freelancers Union email. There was a
link to Bay City, and there you were. I love the idea of it. So, I thought I
would join and say hello. Meet some others like me. And you never know, the
group could really grow and more could form closer in my direction!

Thank you for letting my join. I actually am going to try to come out for
the next meeting. It only takes me about 30min or so to get to Bay City, so
it might be nice to get out and check it out. And even if I can't make it to
Bay City all the time, it is nice to meet others in Michigan who freelance
and work from home.

currently driving 25 miles to work every day, so you aren't too much
farther than that.

My ultimate goal is to have a location in Saginaw eventually, so that

Thought you might be interested in learning about the Hive at 55 - we
recently launched in Lower Manhattan and are part of an existing
nonprofit, the Alliance for Downtown New York.  We started the Hive as
part of our Economic Development department as a means to support
small businesses.  We also received a grant from the New York City
Economic Development Corporation and was included in MediaNYC 2020, a
set of 8 initiatives Mayor Bloomberg announced to support the media
and tech industry in New York City.

Dublin Entrepreneurial Center in Dublin, Ohio is running an office
center that has a lot in common with coworking, though currently
everyone there has an enclosed office.  Lots of gatherings with
business tutorials, and they hold jellies pretty regularly.  It's run

I would love to come out and meet you guys. Problem is the traffic in
the morning and night...could spend a few hours in the mid morning and
leave by mid afternoon to beat the traffic but there is also
parking...

My business partner and I started Business Playce in Fredericksburg,
VA last November.  We've done 1 expansion in May and have filled our
space with full time residents, but still have room for 3 more part
timers.  My business partner lives in Frederick, MD and after we
finish working all the kinks out of our Virgina location we plan on
laying the ground work for a site in Frederick.  When you move to
Frederick give us a call, or visit our VA location we have a small
community already interested and would love to find like minded people
to help us defray the cost/responsibilities, etc.

The similarities are surprising indeed and quite uncanny.

Here's what we plan to do: Depending on the findings of our initial  
survey, our next steps are to get a better feel of the community's  
needs by organizing BarCamp style events. I'll then be responsible for  
coming up with financial scenarios which will serve as sanity checks  
for our business plan.

a good example to follow. There is another option available that I  
learned about during my research. I've forgotten what term they use to  
refer to it but the idea is basically a 'deferred convertible loan.'  
the arrangement is basically this: an investor will lend money to a  
venture and both parties agree to review this loan after a certain  
period. At the end of the period, both parties can agree to either  
repay the loan or convert it to a proportionate amount of sales. The  
advantage to this is that, aside from reducing the risk to the VC, the  
valuation activity is also easier to do since the centure already has  
a track record behind it.

 that it gets enough funding and is self sufficient so that it serves  
 the community well. It's been great hearing from everyone in the  
 list and I'm glad to be part of a group that's very helpful to each  
 member.

 A couple reasons why I'm interested in starting a coworking space:

 1) I'd pay for the service if it was already here (I'm working  
 remotely. My employer is in California)

 2) This aligns very well with a post-grad research I did back in '07  
 on business incubation. Starting a coworking space would be an  
 opportunity to test the findings. I've uploaded my research paper

 Here's what we plan to do: Depending on the findings of our initial  
 survey, our next steps are to get a better feel of the community's  
 needs by organizing BarCamp style events. I'll then be responsible  
 for coming up with financial scenarios which will serve as sanity  
 checks for our business plan.

 Thanks for sharing that blog post by godin. I think that his might  
 be a good example to follow. There is another option available that  
 I learned about during my research. I've forgotten what term they  
 use to refer to it but the idea is basically a 'deferred convertible  
 loan.' the arrangement is basically this: an investor will lend  
 money to a venture and both parties agree to review this loan after  
 a certain period. At the end of the period, both parties can agree  
 to either repay the loan or convert it to a proportionate amount of  
 sales. The advantage to this is that, aside from reducing the risk  
 to the VC, the valuation activity is also easier to do since the  
 centure already has a track record behind it.

 A couple reasons why I'm interested in starting a coworking space:

 1) I'd pay for the service if it was already here (I'm working remotely. My
 employer is in California)

 2) This aligns very well with a post-grad research I did back in '07 on
 business incubation. Starting a coworking space would be an opportunity to
 test the findings. I've uploaded my research paper for those who are

 This is also published this in my blog at 
 technopreneurship.wordpress.comwhich is mostly a collection of random 
 musings. WARNING: the paper sounds
 boringly academic.

 see if I'd get a positive response. To my pleasant surprise, I got a lot of
 people interested enough to not only say that they'd avail of such a
 service, but also, I got a number who said they want to contribute!

 Looking forward to interacting with and learning from you guys some more!
