It's called differential GPS.

There has been no distinction between military GPS and civilian GPS for
several years now.

How do I go about doing that?

They use a known point for a reference datum on the GPS reading. With that they
can get very high accuracy, better than what the GPS can do with the civilian
signal

Re: [MBZ] Stupid neighbors

2020-09-07 Thread Dan Penoff via Mercedes
For what it’s worth, several of the locating “pins” on my property consist of
fasteners with what appear to be washers around them driven into the concrete
driveway or sidewalk, so it would be difficult at best to remove them. I was
present when they surveyed my lot, and I had to get a neighbor to move their
kid’s car that was parked in the driveway at the time because one of the pins
was under it.

The floor damage was 100% from the improper washing machine connection and the
broken toilet. Otherwise under the house is bone dry. It’s not so much the
house but him creating a river across the driveway and back yard. Even with the
drainage before he was there during a super heavy long period of rain it would
do that. 95% of the rains were handled just fine with the drainage.

I'd think that it will be easier and faster to sell with everything

Re: [MBZ] What to Do? Fix and Seel or Just sell as is?

2020-09-07 Thread Clay via Mercedes
May view would be to sell as is due to age and mileage. Nicely appointed, but
once you start mucking about with the door electronics, the likelihood of
greater damage incurred in replacing the failed wires would reduce sales price.
Could take a look at how the wires are routed from the opposing door and
maybe you find a way to put 12v so it can pop open for repair? Did you check
fuses. Dr. Booth admonished all to check and replace fuses, which alleviated a
plethora of issues.

Re: [MBZ] Stupid neighbors

2020-09-07 Thread G Mann via Mercedes
Regardless of whether you keep the house as a rental for 3 years, or sell
it now, the neighbors code violations [multiple] impact your property value.
1. He altered drainage so it now drains into your property... which floods
the driveway on your property...
Good cause for a lawsuit, with code violations as part of the claim.. [adds
to your settlement claim amount].
2. Placement of propane tank violates code AND fire code requirements
further impacting your house value and placing renters OR buyers at
increased risk...

IMHO these infractions must be cleared up quickly... If you sell the
house without addressing them, and it is flooded, the buyers have legal
standing to sue you for failing to disclose. If there is a propane tank
leak and fire perhaps loss of life... more lawsuit muscle against you..

Question: How much floor damage to your house could be attributed to flood
water being retained under the house as spill over from driveway flooding?
Have you considered that as a possibility?

The problem is that if there is any encroachment on property lines, that
will be an issue for the closing. Title survey will most likely identify
this.

Best friend in high school dad was an attorney. Had a Buick Electra that was
like this, damned thing covered two ZIP codes. We got to drive it on the
weekends, and it was a blast. You could get 7-8 people in it easy, and that’s
not including the trunk. It was black on black, of course.

A buddy of mine’s dad had a new one that was like a 74 or so, had suicide rear
doors. Black on black, a monster of a car. The dad was an obstetrician.

My buddy and I made some homemade “wine” one summer while in college. Bottled
it and put it on some shelves in his garage. We had no idea what we were doing,
the stuff was some foul concoction of fruit and sugar and bread yeast because
that was what we had. We made it in a big roasting pan at my house, somehow my
mother tolerated our experiment.

So we’re off at school sometime in the fall... dad gets a call at like 3AM, has
to go to the hospital. Goes out, gets in the car, fires that mutha up, and
BAM!!! a coupla bottles explode and spew that vile corruption we had made all
over the car. Nasty sticky evil smelling vomitus of the devil. Dr Dad was Not
Happy.

Next time we were home, thanksgiving maybe, I go over there and he gave us both
the whatfer. He had calmed down by then but he was still pissed about it. I
think there were a coupla bottles left we were forced to dispose of...

He kept that car a coupla years, I remember riding around in it, total land

Another reason I think it's prudent to sell a house now, if you can. Kaleb is
quite fortunate to have gotten the dope growing, dog neglecting dirt bags out
when he did. Also, the economy is artificially supported right now, in my
opinion. I suspect a recession is on the way (actually here, technically) and
when the fallout from the economic shut down is truly felt, house values will
plummet. That is my opinion, based on years of observation, but no formal
education on the matter. Just a gut feeling.

Everything goes up... Until it doesn't.

I’m with Rick. I can’t imagine the gains you’ll have over three years after you
deduct the costs you’re incurring now (and maybe again in three years).

I don’t know what the market is doing where you are, but around here there are
severe inventory constraints, meaning people are bidding up prices on listings
when they come on the market. In your case you might be in a similar situation
with people wanting to flee the city. Does the place have good broadband?

False alarm.
Elsewhere on the web page they say 'Labor Day Sale, all plans $10 for the
first month, automatically renews at full price'.
Sorry, all. That plan is $60 a month.

I think about what it would be like to be a landlord right now with no ability
to evict. That would suck.

Half round works nice.
If it's a bypass lopper, use the round side on the concave blade.
Just sharpen the beveled side. Maybe knock off any projections on the flat
side but don't try to bevel it.

Let me guess, he wants to replace the windows, and $48k buys a lot of Goof
Off.

15 years ago, we had a Katrina victim with cancer or something come to town.
People did fundraisers, she got a low to mid size 5 digit sum, then the
cops found out she didn't really have cancer and she went to jail for
fraud.
