It would and we know it. However, the market is such that the margin of cash 
flow to costs would be minimal at best, plus I don’t want to be a landlord. And 
the minute I start paying someone to manage it I would be upside down on cash 
flow.

We’ve got plenty of equity and the market is good. We’re going to take the 
money and plow it into the new house.

 If you had all the utilities centered in one area you could room it off and 
install cameras and a remotely controlled light. Put a sign on the door 
"Cameras in use in this room, if you enter you will be recorded".
Sensors on things like a sump pump are a good idea. I've never been into home 
monitoring but I see a good use case there.

As much as I hate the idea of having a "smart home", in the case of a rental it 
makes good sense. It would be great to be able to monitor temperature, sump 
pump, garage door, etc. from the convenience of ones own phone or computer. 
Obviously no cameras inside the house, but maybe cameras on the outside too.

Actually your house would make a great rental, as it is an upscale home. Would 
be good for Airbnb or vacation rental, or perhaps insurance rental when 
someone's home is uninhabitable for a period (hurricane, flood, tornado, fire). 
I would think temporarily displaced residents of a similar home would make okay 
tenants.

It's a crude device but handy because it's small and checks polarity 
(ground-neutral-hot) in addition to just indicating if power is on.  

I also like those non-contact voltage testers like this:
https://smile.amazon.com/Klein-Tools-NCVT-1-Non-Contact-Indicator/dp/B001UAHZAM/
but much cheaper generic versions on ebay.  These indicate if power is present 
without removing insulation, even in a romex cable.  Very handy for sorting 
which cable goes to which switch or fixture.  Just beware that some of the 
cheap ones need to be very close to the conductor to work.

I’m wondering if their refrigerator is tripping one of the GFCI outlets like 
what happened at our house. They didn’t mention anything about refrigerator not

1.) If the house was built in 2004 it doesn’t have AL wire.

2.) Open and then close the breaker. Sometimes you’ll get a “nuisance trip) 
that doesn’t display the trip flag in the little window.

3.) If it’s on a circuit with a GFCI, check to see what receptacles are 
downstream of the GFCI receptacle. Quite possible something downstream is 
causing it to trip, or the GFCI is failing.

I will check that out. House was built in 04 so not sure if it has copper or 
aluminum. I would also think it is one circuit. Does not seem likely that 
multiple circuits would develop the same issue at the same time.

If you have aluminum wiring you must have spring loaded contact points, at 
least in Indiana.  Lot of house fires back in the late 50's when aluminum wire 
became popular, my father investigated some.  The spring contacts prevent loose 
wires under fluctuating load.

Do not over-tighten copper contact either or you can get loose wire eventually.

Needless to say, everything my dad put in (he persuaded the local authorities 
to let him take the union electrician's exam, he was an electrical engineer) is 
solid copper in conduit.

Open the breaker box and check the wire. If it is aluminum wire, it has
done what aluminum wire in houses does after time. The contact at the crimp
screw has expanded and contracted with each time electrical load in applied
[wire heats up, expands, cools down, contracts.]  The wire slowly loses
contact, and as it does, it starts arcing each time, which builds a
progressively worse connection, and corrosion at point of contact...

Disable the panel at the master entry breaker [don't die, we need you]...
then remove the wire from the offending breaker, clip it back to a new
contact surface, apply some contact paste [Ace hardware has it.. other hard
wares should also].
Re tighten the lugs and re-energize the box...

Usually cures the issue...

Can also happen with copper circuits, not as often...

[MBZ] OT house electrical issue

Renters called, outlets in master bath, master bedroom, and kitchen are 
not working.  These rooms are all located right next to each other.  I 
am assuming they are probably on the same breaker.  He says they checked 
the breakers which I take to mean none are tripped.  I am thinking it is 
likely a bad breaker or possibly a GFCI outlet on the circuit somewhere 
might be tripped or bad.  Can breakers go bad and not sending power out 
but not be tripped?
