2009-01-26 Thread E M
Thanks Mitch, but I'm really more in the market for a brick house. I don't
want a big place, but a nice safe neighbourhood, well kept homes, etc.
Single story, double garage, decent garden that can be sat in and enjoyed.
Something similar to what was posted at the beginning of the thread.

True, as homeowners forclose, they still need a place to live..

Just rented our house in Atlantic Beach (Outside of Jacksonville Fl) last
week.6 months..not even a nibble. Then 3 offfers in 2 weeks.
(3'rd time's a charm).

Renters had excellent credit untill they had to short-sale their house due
to illness. (Mother's Cancer drove them into the poorhouse.) Went from
paying $2.4K/mo for 1'st and HELOC to less than half for rent. Both good,
stable employment history, 2 Sons are local cops, etc, etc. We took a

I think that's why they picked a park with rules that make a condo association
look lenient. On the one hand, you can go to bed at 9:00 and the neighbors won't
wake you up. OTOH, if you ride around on one of those electric Razor scooters,
and somebody will bitch about it.

My friend just decided what level of bitching he'll worry about and what he'll
just ignore as long as he stays within the written park rules. He bought a 97
rustfree Cavalier to replace his 93 Corolla that was getting a bit rusty around
the edges, and he put a brand new hood on the Cavi because it had a couple of
creases in it. He didn't notice that it had three Z24 wheels and one much
different aluminum wheel until after he bought it, and he's not replacing the
wheel unless he finds a 16" Z24 wheel for $25. If anybody complains that his new
car is nearly as old as the old car, he'll just feign hearing loss. If he wants
to work on it, he'll just hang a tarp over the carport and not do anything he
can't finish in a day.

Some retiree friends of mine bought a trailer in an 'over 55' park.
First trailer was a single wide, cost them about $10k. They got more than that
when the tornado clobbered it two years ago, but the double wide they bought in

for about the same price. Many differences in equipment, however.

Heating

is reverse-cycle by the air conditioning system; there is a central vacuum
system; but no hot tub or pool. A big difference is taxes. Mine are less
than $1000.
That would apply to the house alone since I have a fairly large
super-insulated outbuilding that is finished inside and can be used as a
garage, playroom, etc., or as a shop which is how I use it. It would
probably add $50,000 to the price of the house.

WOW!!! Maybe time to think about investment property in the US!! Good
size
home, DOUBLE garage for under $160,000!
I'm trying to educate myself on some of the laws with owning outside
Canada,
and also, the various laws when renting in the US.
I think this is looking like a great time to go shopping, whether for
homes,
or used cars.

You could always buy the place and demolish the house and build a new one.
I may be mistaken but I believe there's some alternatives to septic systems
now - smaller self contained chemical (?) waste systems.

;-) Good luck -

I talked to the realtor today, unfortunately didn't get a hold of him
until after lunch so I can't get inside until tomorrow. Bad news is the
bathroom needs floor replacement, the well didn't pass inspection,
there is no septic system (at least not by modern standards) and
the residency permit has been revoked, not to be restored until
everything meets current codes. Rats. Around here, that place would
be worth maybe 80k all fixed up, and I know of $20k worth of fixing
that needs to be done, with who knows how many surprises lurking.
I had been thinking $20k for the lot, $10k for the garage, $15k
for well and septic, and if the whole package was $40k the house
could be considered free. That changes if it doesn't come with
useable well or septic, in an area where drainfields don't come
cheap due to high water table.

I think I'd be better off with a larger $25k lot and a big pile of
building materials. Should I build a house with attached garage,
or save $10-20k and build a 45x72 barn and build a house inside it?
The former would have $70k more resale value, the latter would be
more my style.

Around here (north of Houston), septic is pretty much not
allowed...everybody uses aerobic systems like www.aerobicsystems.net Seems
to work pretty well. Kind of a miniature version of what the municipal
sewage treatment plants use.
