Thank you Michael, that's music to my ears. We started drawing sprinkler plans 
in Revit six years ago because that's what our clients wanted and what their 
clients were demanding. Since that time, the amount of effort that we expend in 
the construction administration phase of our projects has been reduced by at 
least a third, perhaps by half.  The fact is that BIM -not pretend NavisWorks 
BIM - but real parametric 3D drafting and coordination, does work and sometimes 
it works really well. Nothing's perfect, design and construction will never be 
fully in sync, but it's profoundly better. The fact that the fire sprinkler 
trade has mostly dismissed BIM as being of value is my bread and butter.

Bim modeling, that’s funny. Never seen it work yet…. Only thing its been god 
for is (your duct is in the way, we see you cant move, the model is wrong, let 
now reroute due to the conflict, oh and wait, its not a CO because this should 
have been caught during the bim modeling.)

Great stuff with the GC’s pushing it off to try and cut the change orders out. 
Gotta love it.

Exactly.  It’s all up in the air.  It was a BIM job and not an issue with 
anyone during coordination.  Now it’s all up in the air installed and seems to 
be an issue.  You can’t win some days.  Plus, it shouldn’t be an issue at all, 
but now it is.

The only reference to clearance is for structural members 

 

NFPA 13 – 2016 edition: 9.3.4.9 The installed horizontal and upward vertical 
clearance between horizontal sprinkler piping and structural members not 
penetrated or used, collectively or independently, to support the piping shall 
be at least 2 in. (50 mm).

If it were a branch-line with sprinklers then per NFPA 13 -2016 edition: 
9.3.4.11* The installed clearance between a sprinkler and structural elements 
not used collectively or independently to support the sprinklers shall be at 
least 3 in. (75 mm).

 

Nothing referencing Mechanical that I know of.

Well, when I’ve gotten that “it’s in the code” response from an AHJ and I am 
pretty certain it is not, I respectfully request them to please provide me with 
the code reference so I can present it as part of my Change Notice to the GC 
for design modifications which cannot be made until such code reference is 
received and the change is approved.  

 

This way I’m not challenging them, but seeking their assistance.  When they 
can’t produce any reference, the issue goes away.  I copy key people on the 
project so that they are aware of the issue.  

 

It’s just a more diplomatic way of saying “prove it”.

 

The fact is that most AHJ types or reviewers only review the drawings 
associated with their specific area of responsibility.  They do not care about 
coordination, that’s part of the responsibility of the design professional.  So 
they would most likely never pick up on something like this during permit 
reviews.  

 

Ain’t this fun?  “I need you to move your 8” system main, I’ve got a ½” water 
line that needs to get through.”

Michael, LOL!  The best thing about BIM modeling is the extra money it 
generates.  Once out in the field the plumbers, HVAC, and sparky’s all act like 
they’ve never heard of such a beast, but that’s only because sprinklers guys 
are all pure as the driven snow.

Just a question. If the duct is to close to the fire main why wouldn’t the duct

Of course, the inspectors response is “it’s in the code book” when asking for a 
reference that mandates clearance to hvac ductwork. 

 

Has anyone run into something similar?

 

Note: this is not a high temp duct that would cause for enough heat to convert 
the sprinkler water to steam. This is just your standard, run of the mill, HVAC 
system.

Well, when I’ve gotten that “it’s in the code” response from an AHJ and I am 
pretty certain it is not, I respectfully request them to please provide me with 
the code reference so I can present it as part of my Change Notice to the GC 
for design modifications which cannot be made until such code reference is 
received and the change is approved.

This way I’m not challenging them, but seeking their assistance.  When they 
can’t produce any reference, the issue goes away.  I copy key people on the 
project so that they are aware of the issue.

It’s just a more diplomatic way of saying “prove it”.

The fact is that most AHJ types or reviewers only review the drawings 
associated with their specific area of responsibility.  They do not care about 
coordination, that’s part of the responsibility of the design professional.  So 
they would most likely never pick up on something like this during permit 
reviews.

Ain’t this fun?  “I need you to move your 8” system main, I’ve got a ½” water 
line that needs to get through.”

Bim modeling, that’s funny. Never seen it work yet…. Only thing its been god 
for is (your duct is in the way, we see you cant move, the model is wrong, let 
now reroute due to the conflict, oh and wait, its not a CO because this should 
have been caught during the bim modeling.) 

 

Great stuff with the GC’s pushing it off to try and cut the change orders out.

We have a project where the fire inspector is stating that the fire sprinkler 
main is too close to ductwork.  There is a 6” main that is about 1/2” from the 
ductwork.



Of course, the inspectors response is “it’s in the code book” when asking for a 
reference that mandates clearance to hvac ductwork.



Has anyone run into something similar?

We have a project where the fire inspector is stating that the fire sprinkler 
main is too close to ductwork.  There is a 6” main that is about 1/2” from the 
ductwork.

Of course, the inspectors response is “it’s in the code book” when asking for a 
reference that mandates clearance to hvac ductwork.

Has anyone run into something similar?

Note: this is not a high temp duct that would cause for enough heat to convert 
the sprinkler water to steam. This is just your standard, run of the mill, HVAC 
system.

I’ve never seen anything but we have had inspector’s misinterpret the 
prohibition for supporting anything from sprinkler pipe to mean touching…never 
seen this one though.
