If you jailbreak your phone, basically it installs an extra app called cydia
which allows you to then install other non-apple apps, such as themes, wifi
routers and other such useful things that apple don't allow.  none of this
stops you from using apples app store in the usual way, but this in of
itself wont allow you to pirate official apps, or use other sim cards.  In
order to run other network simcards, someone from the group will have to let
you know the current app to use (I have an older 3g which is officially
carrier unlocked, so its a long time since i needed to do this), but
basically you install that program from cydia and your phone then accepts
any sim.  for running pirated apps, there is yet another application and
framework you need to find and install in cydia, but thats a moral question
for you to decide if you want to google for yourself.

In any of these cases if you install an official apple update, or press
restore this iphone when in itunes it will remove everything so you are
correct in saying you need to wait for the jailbreak to come out for the new
version of the software, but you are incorrect in your other assumptions.

Finally the best option for using your other sim cards, is to ask the
carrier you bought it from to unlock it.  This is an option in the UK now,
but i believe not in the USA etc, so it depends on them.  There may or may
not be a fee, and it means you will be able to put any sim you like in from
anywhere in the world, jailbreak if you like, and never have to worry about
unlocking and your firmware versions.  And increase the value of your phone
if you ever want to sell it.
