Brian,

Neither NFPA 13 or 72 call out what must be monitored, only how it shall
be installed. It is up to the adopted building code as to what is
required to be monitored. Basically 13 states that if the system is
connected to a fire alarm, it must be connected in accordance with NPFA
72. NFPA 72 gives some detail on how the devices should operate, but not
where they are required.

The IFC 2009, Section 903.4 requires all valves, water flow switches
etc. to be monitored.

The exceptions to the IFC Section 903.4 are NFPA 13D installations,
systems with limited area with fewer then 20 sprinklers and NFPA 13R.

NFPA 13, 2007 edition, Section 8.17 states that a local alarm must be
provided when more then 20 sprinklers are present. 

Check with the locally adopted ordinances.

Subject: No Fire Alram Control Panel for <100 Sprinklers

Hi,  I have observed several jobs recently where the contractor quoted
code indicating that since there were less than 100 sprinklers, no
central fire alarm control panel was required.  Can anyone point me
towards where this is documented in NFPA?  We require connecting alarm
contacts from our heat tracing control system to the control panel as
required in NFPA-13 2010  and want to accommodate the smaller jobs.
