The issue becomes that the heads in the main sleeping area are 10' from walls. The overall room area of the sleeping area is 270 sq ft. Per NFPA 13, you take the coverage per sprinkler or the listing as your design discharge. These sprinklers are calculated at 27 gpm / sprinkler in the main area. We could do it without adding heads, but when you go to an ex cov sprinkler, you now have 40 gpm at the sprinkler and this causes a greater water demand which leads to larger pipes.
So, are the living areas where the memory care patients reside a "dwelling unit" per NFPA 13? If so, residential sprinklers are permitted. We are trying to enlist the assistance of the architect on the project to help speak on our behalf as well.

Check for definitions in your building code for dwelling units. You still may be required to do closets, bathrooms and attics of course. Also follow the guidelines in NFPA 13. These bedroom wings are usually residential areas contrary to what the AHJ is saying. You may need to calculate .10 minimum density but 4 sprinklers should be adequate calc area. This what I have applied many times in the past. I-2 will likely require a full 13 system per the building code but you can apply residential rules from 13. They are 1-2 bedroom units with a bathroom and closets. It looks like a typical hotel room. So, when is a dwelling unit not a dwelling unit. That is the question. This is a long term care facility. We have no idea where this plan reviewer is coming from.
