Private garages are considered Group U. If the garage is classified as U, 
sprinklers are not required.
    903.2.11 Specific building areas and hazards. In all occupancies an 
automatic sprinkler system shall be installed for building design or hazards in 
the locations set forth in Sections 903.2.11.1 through 903.2.11.6. [F]
    Exception: Groups R-3 and U.

The question is, what is the use group on the plans?

Apartment Bldg per the IBC is R-2 occupancy.

Subject: garage under apartments

I am looking at an apartment building where the first floor is half garage 
spaces (instead of apartments). Each garage is assigned to one apartment and 
has a locking door on it, but as you exit the garage, you enter a hallway that 
serves all of the units on the first floor.

The question: would these garages be considered "accessible by only one unit"?  
(able to be protected by 13R 6.8.3.3 as  part of a dwelling unit)

It seems like they are, since they cannot be entered by people from the other 
units. Any thoughts?
